How can we help?

Frequently asked questions

Answers to the questions we receive most often about investment, development, leasing, and operations — plus specifications, costs, how to get started, and how working with FlexiStoreX works.

Is rent charged by volume or by area?

The FlexiStoreX model is about choosing the most efficient solution for cost and operations — not imposing one leasing method on every client. In some cases area is the better measure; in others storage capacity or the nature of the operation is the basis. We study each client’s need and set the model that gets the most from the facility at the lowest practical cost.

Is SAR 45 per pallet the final price?

No. SAR 45 represents a starting point that reflects the efficiency of the FlexiStoreX model, rather than a fixed price for all use cases. The model was designed to reduce customers' real storage and logistics costs by improving space utilization, increasing operational efficiency, and eliminating many of the inefficiencies commonly associated with conventional warehouse facilities. Final pricing depends on factors such as storage type, operational requirements, service levels, and facility specifications. However, this starting price serves as a practical example of how the FlexiStoreX approach can deliver lower costs through higher efficiency, while continuously evolving to unlock even greater value and cost savings over time.

Is the cost of using FlexiStoreX warehouses lower?

Yes. FlexiStoreX facilities are designed to operate more efficiently than conventional warehouses, helping reduce the overall cost of storage and logistics operations. By maximizing space utilization, increasing storage density, reducing underutilized areas, and optimizing operational flows, businesses can achieve greater operational capacity with fewer resources. Rather than paying for unused space or unnecessary infrastructure, customers benefit from a more efficient and flexible logistics environment that lowers operating costs and delivers greater value from every dollar spent.

Can FlexiStoreX generate higher revenue?

Because FlexiStoreX warehouses are built for higher efficiency, stronger — and growing — returns are a natural outcome, depending on how the asset is applied. Even so, no specific financial return or revenue level can be promised or guaranteed. Performance still depends on factors such as location, the type of activity, market demand, and how the facility is operated. FlexiStoreX facilities are designed to serve a wider range of uses and sectors than conventional warehouses. That breadth can open more room for higher occupancy, specialized operating services, and better utilization of the asset. With that operating flexibility, an investor or operator may achieve stronger revenue and better long-term value than with facilities locked into a single use or a fixed operating model.

Can I invest individually or jointly?

Yes. Projects can be developed under ownership models that suit an individual investor, a group of partners, or an alliance of owners. We manage the project journey from studying the investment opportunity through planning and design to delivery and operations, so the result is a logistics asset ready to invest in, lease, or operate directly — according to the owner’s aims and the project’s requirements.

Do you deliver projects for companies in different sectors?

Yes. FlexiStoreX is designed to serve a wide range of economic sectors, including food, pharmaceuticals, e-commerce, retail, industry, supply chains, and logistics operators. The facilities can meet diverse operating needs — storage, distribution, fulfillment, or specialized operations — with more room to expand and adapt as business requirements change. That gives companies a more efficient logistics environment, ready to grow over the long term.

I want to start as a tenant or operator. How long does that take?

The timeline depends on the type of space required, the nature of the activity, and operating needs. In many cases, space is ready to use without waiting for a purpose-built facility. A short intro session helps us define your operating needs, space requirements, and fit-out, then set a clear plan to start as soon as possible.
