Questions to ask of any logistics facility offer
Before you commit to a traditional warehouse or a new facility, these questions apply to any offer in the market. They are not a secret list about FlexiStoreX. They are a frame for whether the building will still serve you in two years, not only on opening day.
Every company uses a facility differently: a medical-device business is not a food company, and a pharma distribution centre is not an e-commerce shop. The questions below help expose the gap between “space for lease” and “an operating environment.”
- 1
Is the space designed around how we operate, or must we adapt to a fixed layout?
Ask how inbound, storage, fulfillment, assembly, and loading zones are arranged. A rigid plan looks cheaper at the start, then costs more when products or seasons change.
- 2
What happens when product mix or order volume changes?
Growth or a new line should not mean a second site or a major demolition. Ask for a clear description of how space can be reorganized without a long shutdown.
- 3
Are food, drug, cooling, or traceability needs in the design, or added later?
A retrofit after handover is slower and more expensive. Ask what can be considered from day one, while keeping final licences with the competent authorities and your operating model.
- 4
Can storage, fulfillment, and assembly sit in one environment?
Many companies lose time splitting work across unsuitable buildings. Ask whether the facility can host more than one activity without breaking the operation apart.
- 5
What stays fixed after five years, and what can change?
Structure and location are long decisions. Zone layout, uses, and movement paths should stay reviewable. If the answer is “everything is fixed,” you are buying today’s assumption, not tomorrow’s need.
- 6
How is rent or cost measured: by area, by capacity, or by the nature of the operation?
No single measure fits everyone. Ask for the proposed model and why it fits your activity, instead of one number imposed on every tenant.
